ARCHITECTURAL SERVICES : Existing conditions SURVEY
For any architect, interior designer, or builder – or even yourself – to start designing for a new addition or renovation to your existing home or workplace, a set of existing conditions drawings is critical and necessary. Aside from just showing the existing configuration of your home, many times the plan can allow you to better understand things such as the structural configuration of the building which is helpful in determining things like bearing vs. non-load bearing walls, chimney locations, and more. In addition, existing conditions surveys can also be useful for other professionals, such as real estate agents who would like to be able to provide floor plans of their listing for their clients.
WHO IS THiS FOR and why do i need this?
TIER ONE (Basic)

2D Measured Floor Plans showing walls, windows, doors, built-in millwork (kitchen cabinets, bathroom vanities, etc.), plumbing fixtures (toilets, tubs, sinks), stairs, and attached porches and decks. Rooms will be labeled and will show room dimensions (e.g. MASTER BEDROOM, 15’-6” X 12’-0”)
TIER TWO (Standard)
$0.75/SF
2D Measured Floor Plans as described in TIER ONE + 2D Measured Exterior Building Elevations showing doors, windows, siding material, trim, roofing material, chimneys, and any visible venting/exhaust ducts. Floors with benchmark elevations will be shown (e.g. 2ND FLOOR, +11’-6” A.F.F.)
TIER THREE (Premium)
$1.50/SF

Can you also provide existing conditions drawings of the site or a site survey?
No. Existing site conditions, particularly if planning to build a new home or building on your property, should always be completed by a licensed surveyor. A site survey will include elements such as site boundaries, site setbacks based on your jurisdiction’s zoning code, easements, neighboring properties, site contours, etc. A site survey is a legal document and therefore should always be completed by a licensed surveyor.
Can you provide a Revit model?
Unfortunately, no. TIER ONE and TIER TWO existing conditions drawings are provided in PDF and DXF file formats, with TIER THREE also being provided as a SketchUp model (SKP). Revit users can, however, import all of these file types for their use.
What if I would just like existing conditions drawings of a certain part of my home?
We are more than happy to provide existing conditions drawings of only that portion of your home or business that you wish to have completed.
