ARCHITECTURAL SERVICES : FULL ARCHITECTURAL SERVICES (RESIDENTIAL)
WHO IS THiS FOR?
Full Architectural Services are for clients looking have their new home, addition, or renovation designed by an architect, and who would like the design to reflect all of their functional needs paired with their aesthetic preferences in a cohesive and thoughtful way, resulting in a set of drawings and specifications which will allow for accurate cost estimates and construction. Because no two projects are the same, neither are Full Architectural Services. As a result, we offer four different tiers of service such that we can provide our clients with the perfect level of service for their particular project, helping them to extract the most value out of our services.
WHY DO I NEED THIS?
Construction projects are a significant investment regardless of size and as a result it is critical that clients have a clear plan of what they’re going to build such they can obtain accurate pricing from a qualified builder prior to construction. Loose plans result in a loose budget and we cannot emphasize enough how important it is to define the scope of work prior to building. TIER ONE
(BUDGET)
5-7% of construction BUDGET
WHO IS THIS FOR?
This level of service is for clients with very small or simple projects (e.g. new garages, simple outbuildings such as a writer’s shed, etc.) which the owner would like to have architecturally designed and who is having the project built by a trusted and skilled builder, who only requires the most basic level of detail (i.e. basic dimensions and annotations).
TIER TWO
(DESIGN/BUILD)
7-10% OF CONSTRUCTION BUDGET
WHO IS THIS FOR?
This level of service is for clients with small projects (e.g. simple interior renovations, single room additions such as a new sunroom or expanded kitchen, etc.) which the owner would like to have architecturally designed and who is having the project built by a trusted and skilled builder, who only requires very specific information to construct the project. For this level of service we typically would meet with the builder to determine the specific drawings that they will require for the project.
TIER THREE
(STANDARD)
10-14% OF CONSTRUCTION BUDGET
WHO IS THIS FOR?
This is the standard level of full architectural services that all licensed architects provide. This level of service is for clients with any size project (or particularly: new homes or extensive renovations, etc.) who would like to have their project architecturally designed and who are either planning on bidding the project out to several builders, or who have a skilled and reputable builder they are intending to contract with.
TIER FOUR
(COMPREHENSIVE)
14-18% OF CONSTRUCTION BUDGET
WHO IS THIS FOR?
This level of service is for clients looking to have a comprehensive and cohesive architecturally designed project which is designed to an extremely high level of detail; typically for clients looking to build their forever home, an heirloom property such as a family lake house, or who simply wish to leave no detail unresolved. This level of service provides concierge level architectural services, including interior design and furniture selection.

What is meant by “10-14% OF CONSTRUCTION BUDGET”?
This is the typical fee range for the level of service requested. For example, if you have a construction budget of $250,000 for your project, the baseline architectural fee for a TIER THREE (Standard) level of service would typically fall between $25,000–$35,000.
What are the architectural services percentage of construction based on?
One of the most common questions architects receive is “well won’t you just make the project more expensive to increase your fee?” No. For example, an architectural services fee of $25,000–$35,000, using the question above, represents an hourly equivalent of 260–370 total hours – an amount of time quite appropriate to a project budget of $250,000.
What if I would like an architectural service or deliverable not included in the Architectural Services Tier that’s most appropriate for my project?
Great question. Additional services or deliverables may always be added to the scope of what is included as part of your architectural services tier (aptly called Additional Services), and would either be included as a fixed fee or hourly depending on the scope of work required. For example, if TIER ONE is the most appropriate level of service for your project, but you or your builder would like dimensioned exterior elevations, that can be added to your contract as an Additional Service.
